Project No. 1:- Kidwells Solicitors Ltd new offices, Hereford

This project involved the considerable structural alteration and extensive extension of an existing fairly modern steel frame, profile metal clad industrial building into a suite of high quality solicitor's offices and ancillary accommodation.

The original use of this building and its fairly basic internal sub division had been for a small local carpentry and joinery company.

That existing business use had a small area of first and ground floor office accommodation to its Coldnose Road elevation with the majority of the remaining areas being for a Joinery workshop and large open plan single storey ground floor storage area.

My client, a local solicitor acquired the building and its site for the specific purpose of converting it into a high quality suite of solicitor's offices and high profile ancillary accommodation which included mediation rooms and conference facilities to both ground and first floor areas.

My professional services to this client included a “Full Design and Implementation” Package to accommodate the structural alterations, conversion, extension and internal sub division of the building in order to achieve these project requirements and the client's brief.

This office then prepared a detailed “Schedule of Works” with regards to the Development Proposal and these documents were utilised to obtain Contractors Market Costings.

Following the detailed designs for the client's proposed new offices my professional services continued in order to prepare, submit and obtain both planning consent and building regulation approval for the client's scheme proposal.

Further professional services included those as necessary to discharge all planning consent conditions and those conditions attached to the building regulations approval.

During the on-site physical programme of construction works my professional services extended to provide the contract administration of all on-site construction works which included providing professional and technical support to both the client and his appointed contractors from project commencement until its practical completion.

During the on-site programme of construction works my services to the client extended to liaising and dealing with all of the various consultants and specialist contractors appointed to the project works including structural engineers and steelwork/cladding contractors.

As with all “Full Package” construction projects provided to my clients the culmination of my professional services included the collation and issue of a “Client's File” containing all relevant documents, consents, drawings and certificates and my issue to the client of an Insurance backed professional consultants completion certificate providing full indemnity cover for the project works.
