Project No. 3:- New Build Traditional Timber Frame Dwelling- Clehonger, Herefordshire
This project involved the re-design and physical construction of an Oak Framed Traditionally built new house for the client who at the time of my instruction had in place the basic design for his proposed new house and an initial Planning Consent.
My instruction from the client whilst initially to contract administrate the physical on-site construction works phase of the project extended into one which included to obtain further planning consents, building regulation approval and to complete significant re-designs to the basic size, format and layout of the proposed new house and the substantial redesign of many of the proposed new builds structural and weatherproofing components.
A.W. Morris Chartered Building Surveyor prepared a detailed “Schedule of Works” in respect of the development scheme proposal from which contractors market costings were obtained.
During on-site construction works in progress my professional services extended to provide full contract administration of the construction works and to provide both technical and professional support to the clients and their appointed contractors.
Ongoing involvement in this project also included liaising and discharging all relevant planning conditions and building regulations conditions attached to these consent approvals.
During the ongoing physical construction works my professional services extended to that to carry out periodic inspections of the on-site works in progress in order to ensure such works were being carried out and being completed in accordance with all statutory requirements [planning permission, building regulations, service providers] and strictly in accordance with client's instructions in accord with their design brief and good building practices for structures of this type.
During the on-site works A.W. Morris Chartered Building Surveyor was required to provide technical support on a number of occasions to the client's appointed contractors in order to overcome physical construction problems which occurred during the construction phases of the project.
Upon completion of this new traditionally constructed dwelling the culmination of my professional services included the collation of a “Client's File” which was handed to the client containing all important and relevant documents, drawings, guarantees and certification relating to this new build project.
At the “practical completion” of this project I issued an insurance backed professional consultant's completion certificate to the client to cover and Indemnify the new house.
